The rules got heavier

Every state has rewritten the landlord’s job since 2023.

Victoria’s two-yearly gas and electrical checks and new minimum standards, New South Wales ending no-grounds terminations, Queensland’s smoke alarm and switchboard rules. Landlords already pay just to be told what changed. Nothing on the market does the work the changes created.

Is BrickMind available in all Australian states?

Queensland today: the compliance calendar, notice periods and prescribed forms are built against Queensland's legislation and running on live tenancies. Victoria and New South Wales are next. You can join the waitlist from any state and we will tell you plainly what is live for your property.

Does BrickMind do the work, or just remind me?

It does the work. It drafts the job, sends it once you approve, chases the contractor, reads what comes back and files it. You get a decision to make, not a task to do.

How does the maintenance workflow work?

Your tenant reports the issue from their phone with a photo and an urgency. BrickMind works out the trade, matches a contractor who has worked on the property, and emails you one approval. On approval the contractor gets the job on their phone, accepts, quotes or declines, and arranges access with your tenant. If they go quiet, BrickMind chases, then proposes a replacement or a shortlist of nearby trades for you to pick from. When it is done, your tenant confirms and the invoice is filed to the job.

How does BrickMind handle compliance?

It holds the safety calendar for your state. When a check falls due it drafts the job for the contractor who did it last time, with last year's certificate attached, and asks you to approve. It sends the job, chases, and when the new certificate arrives it reads it, files it and sets next year's date.

How does rent collection work? Are there fees?

Rent is paid straight to your account and BrickMind records and reconciles it; it never holds your money. We are building automated collection. When it ships we will say exactly what it costs and how it works.

Can I use BrickMind while still with a property manager?

Yes, and many landlords start there. The handover workflow tells you what to request from your agent, files each item as it arrives, and tracks the steps that transfer with the property, including notifying your tenant.

Is BrickMind a property manager or a legal service?

Neither. BrickMind is software. You remain the party to every agreement and notice, and you approve every action before it is taken. It does not supervise contractors' work, hold money or represent you.

What happens to my data if I cancel?

You export everything — leases, certificates, ledgers, job histories — and we delete your account on request. There is no lock-in.
